Why you need a REALTOR to represent you with builders!

There is a misconception that if you want  new construction only the builders agent can help you or if you do not use a REALTOR you will save money.

The above statements could cost you more money, not save you money.  The one fact you must remember, the builder's agent represents the builder not you, the buyer.  The main goal of the builder's agent is to make the builder as much money as they can on every home that is sold.

In the State of Florida we have Agency Disclosure which discloses how you are being represented.  Transaction Broker is where the REALTOR represents the transaction with limited fiduciary representation with the buyer or seller.   In most cases, when dealing with a builder, their agent will have you sign a Non Representation Disclosure.
